Although the Texas housing market has cooled, home prices are still relatively expensive. As of November 2024, the median home sales price was $343,700. For those borrowers unable to come up with 10% to 20% for a down payment, a Federal Housing Administration (FHA) mortgage can allow you to buy a home with as little as 3.5% down.

In the Lone Star State, limits do apply to how much you can borrow with an FHA loan. FHA loan limits in Texas range from $524,225 for a single-family home in most counties to $571,550 in more expensive areas.

Each year, the Federal Housing Finance Agency (FHFA) evaluates the housing market and releases the new conforming loan limits: the highest amount you can borrow with a conventional mortgage. FHFA announces the new limits in November each year, and the limits go into effect as of January 1. The FHFA determines loan limits based on national housing prices and geographic data.

FHA loans have different limits than confirming or conventional mortgages, but the FHFA’s changes can affect FHA mortgages, too. Using the FHFA’s limits and metropolitan statistical area (MSA) data, the FHA sets mortgage floors and ceilings.

The “floor” is the maximum loan amount for properties in counties with a lower cost. The floor is 65% of the conforming loan limit. Nationally, the floor is $524,225 for a single-family home.

In high-cost counties, the FHA “ceiling” may apply. The FHA ceiling is 150% of the national conforming loan limit. The national FHA ceiling is $1,209,750. But, in Texas, the highest possible FHA loan for a single-family home is $571,500.

Finally, Alaska, Hawaii, Guam and the U.S. Virgin Islands are designated as special exception areas with higher limits of $1,814,624 for a single-family home in 2025.

In Texas, the average home price was about $300,000 as of December 2024. That price is well within the limit of an FHA loan, so here’s what you need to know about qualifying for an FHA mortgage:

  • Credit score: While conventional mortgages usually require good to excellent credit, FHA loans are less stringent. You can qualify for a mortgage with a credit score as low as 500. However, you’ll need a score of 580 or better to get an FHA loan with the lowest down payment requirement.
  • Debt-to-income (DTI) ratio: To make sure you can afford your housing payments, lenders will look at your DTI ratio, or how much of your income goes toward your monthly debt payments. With FHA loans, the maximum back-end DTI, inclusive of all of your debt, is 43%.
  • Down payment: FHA mortgages allow you to buy a home with as little as 3.5% down. On a $300,000 property, that means you’d need just $10,500 to buy a home if you have decent credit. If your score is below 580, you’ll need a 10% down payment.
  • Property standards: FHA mortgages can only be used to purchase a primary residence that you must live in for at least one year, and the property has to meet standards put into place by the U.S. Department of Housing and Urban Development (HUD). Homes must pass an FHA appraisal and inspection, and, if issues are identified, the seller must fix them before closing.

Buying a multifamily property with an FHA loan

Although FHA loans are only for primary residences, you can use one to buy a multifamily home. In fact, using an FHA loan to buy a multifamily property is a smart way to house hack and pay off your mortgage.

To qualify for an FHA loan for a multifamily property, you must meet the other eligibility criteria, including a credit score of 500 or better, DTI of 43% or lower and a down payment of at least 3.5% (10% if your credit score is below 580).
