Foremost, American Modern and Assurant are the best mobile home companies in Louisiana.

While the term “mobile home” is often used for both mobile and manufactured prefabricated homes, “manufactured home” means a mobile home that was built after 1976. Older mobile homes from before 1976 were not built to current construction standards and as such are at a higher risk for claims and are harder to cover.

Foremost, American Modern and Assurant cover both older mobile homes and newer manufactured homes. This isn’t the case with all companies, as most only cover manufactured homes.

Foremost

Foremost was the first insurance company to insure mobile homes. It covers both mobile and manufactured homes of any age.

Foremost offers a replacement cost coverage option. This means you will receive the full coverage amount of your policy without depreciation in the event of a total loss.

Mobile home insurance, or “HO-7,” policies are similar to standard homeowners insurance and usually cover your dwelling, personal property, liability and more.

  • Dwelling: This coverage type protects the structure of your home from damage or destruction due to certain events or risks.
  • Liability: If you are responsible for injuries or property damage to others, liability coverage helps pay their medical and legal costs.
  • Personal property: Covers clothing, furniture, electronics and other belongings.
  • External structures: Pays to repair or replace damaged or destroyed tool sheds, patios and carports.
  • Loss of use (LOU): Also known as additional living expense (ALE) coverage, LOU helps pay additional costs tied to relocating while your mobile home is repaired or replaced. This includes rent, meals, and commute costs.

Standard mobile home insurance policies usually won’t cover events or risks like natural disasters, non-accidental damage and vermin damage.

  • Natural disasters: Flooding and earthquake damage are excluded from mobile home policies. You can usually cover either by buying supplementary policies.
  • Non-accidental damage: Damage that could be avoided by proper maintenance is not covered.
  • Vermin: Damage due to rats, termites and other insects is excluded.
  • Transit: Standard mobile home insurance does not cover a mobile home while it’s being moved between locations.

Louisiana state law does not require you to buy mobile home insurance. However, if you are mortgaging your mobile home, your lender will require you to have it. Mobile home communities often require it as well, whether you fully own your home or not.

If you live in a high-risk flood area, your lender or mobile home community may require you to have flood insurance.
